Never a Better Time to Buy Fine Art Prints and Posters

September 16, 2009 by · 13 Comments

The digital revolution has impacted on all those industries that manufacture physical products that can be digitized. So traditional photographic film is now replaced by a sensor in the digital camera, vinyl music albums are replaced by MP3 files, and in the place of bulky video tapes we now have DVDs and wmv or mpg files – to name just a few examples.

In the process of this revolution, entire skill sets have been wiped out and many jobs lost. This is particularly so in the printing industry where digitization has made redundant highly skilled artisans like typesetters and compositors, their jobs taken over by graphic designers using computers and desktop publishing software.

At the same time digital printing processes have brought a significant drop in the price of art and photographic reproductions, mainly because it’s now become cost-effective to print small quantities. You don’t have to produce thousands of the same product to bring down the cost per unit.

While prices have dropped, the quality of the prints has simultaneously improved because of improved print technology. Sophisticated inkjet printers using an array of colors – not just the traditional cyan, magenta, yellow, and black inks – can produce vivid, pure colors and subtle tones previously only achievable with machinery costing hundreds of time more.

This means the average person now has access to a massive selection of fine art prints and posters, reproduced from originals by many of the world’s leading artists – all at affordable prices. By using some basic interior design principals, combined with tasteful selecting of frames and colors, virtually anyone can decorate a home or office to quite stunning effect without breaking the bank.

And, if you’re simply looking for eye-catching, colorful posters to decorate a dorm or pub, the possibilities are endless. If you’re a movie buff, you can choose old movie posters featuring timeless classics like Casablanca and Gone With The Wind, to modern cult movies and latest releases.

Al Pacino fans are spoilt for choice, with options that include a wide selection of Scarface posters graphically depicting Pacino’s memorable role as mobster Tony “Scarface” Montana.

For the sports fan, there is a similarly huge selection of outstanding sports prints and posters, many featuring defining moments in sporting history, while others acknowledge the sporting greats who’ve left an indelible impression on their fans, such as Michael Jordan posters and photographs of Muhammad Ali in action.

There has never been a better time to decorate your walls with fine art prints and posters, digitally printed on good quality papers using archival inks. Whatever your interest or passion, you’re bound to find something that appeals – and at a price that’ll leave a smile on your face.

How Much Is Your Home Worth? Wanna Bet?

August 19, 2009 by · 4 Comments

Would you be willing to bet $300 of your own money that your home is worth what you think it is? Unless you’re ultra-competitive and will bet on pretty much anything, my guess is your answer would be a resounding “No!”

When you go to buy a home, or refinance your existing home, that’s exactly what you’ll be doing in most cases. This is one of the lesser known and most common mortgage ripoffs that occur because people outside the industry don’t know better. Knowing this and other mortgage financing secrets can save you hundreds or even thousands of dollars.

Purchasing a home, unless you’re independently wealthy, involves borrowing the majority of the purchase price from a lender, typically a bank. Before the lender will give you the money, they’re going to want some assurance that the property you’re going to buy is worth at least that much money, and in most cases more. It’s unusual these days to find any lender that will give you 100% of the value of a property. It’s typically 15-20% now. A far cry from the wild and woolly days before the mortgage market crash!

So, let’s say you want to buy a house. You go out and find the perfect house. You and the seller haggle back and forth and settle on a price of $100,000, just to keep the math simple.

Now you go find a lender and ask them to give you a mortgage. They tell you “Okay, we’ll give you $80,000.” You’re okay with that, so you proceed with the mortgage application.

As part of the mortgage application process, the lender will require an appraisal of the property. The appraisal must be done by a certified professional appraiser. The lender isn’t going to take the owner’s word for it!

Typically, the lender schedules the appraiser’s visit. The appraiser calls the property owner and arranges to visit the property. You, the applicant, are required to pay for the appraisal before it can take place. In my area, this fee is generally around $300.

So, you’ve now paid $300 to have the property appraised. If the appraiser agrees that the property is worth at least $100,000, no problem. The application process moves forward.

What if the appraiser says the property is worth less than $100,000?

Ready…?

You don’t get the loan, and, worse, you don’t get your $300 back! You just bet $300 and lost!

Lenders have been doing this for years and it’s become accepted as a way of doing business. People simply suck it up, pay the $300 and hope for the best. In recent years when property values were rising rapidly, this was rarely a problem, unless the seller had ridiculous expectations and the buyer no clue about the real value of the property. Nowadays, however, property values are declining and it’s much less certain that the seller, however well intentioned, really knows the value of their property.

Some reputable mortgage brokers have adopted a policy of paying for the appraisal out of their own pockets. This puts the onus on them to do their homework and have a good knowledge of the current property values in their area. From their perspective, it eliminates the possibility that they would have to call a potential customer and tell them they just blew $300.

The buyer will pay the appraisal fee as part of the normal closing costs, so it’s not like they don’t have the obligation to pay it. With the broker paying the fee first, this eliminates the risk on the part of the buyer and is simply good customer service. Shop around for mortgage lenders and brokers and always ask them who pays the appraisal fee!

This is just one of today’s money secrets that can help you navigate the rubble of the mortgage industry without getting scammed!

Is a modular home a trailer?

July 16, 2009 by · 1 Comment

In my town there is a plant that makes modular homes. I’ve been trying to get in for an open house for years, but always seem to miss the notice about it in our local paper. My husband even worked there for a few years and I’ve never seen their particular models of homes. Of course I have seen others at various farm shows, fairs, and trade shows, but never the one in my hometown. Crazy.

I am shocked by the ones I have seen. They’re actually quite beautiful. There’s sometimes a stigma against them, as if they’d be built poorly or have low quality items inside. Actually, they have pretty ingenious floor plans for modular homes and some really cool features, better things than I have in my own home.

Their kitchens are truly remarkable, the master bath suite area is phenomenal, and with so many different layouts to pick it’s really hard to get the wrong one.

It’s kind of cool to have your house built inside. Just think of those little nooks and crannies that are never exposed to the elements. The people who build modular homes are skilled at what they do and the materials used are top quality.

When you order one you need to have a lot purchased for where you intend to place it. You’ll need to pour the foundation (or put in a basement) and then they’ll come out and setup the rest of the house for you. You write one big check (or the bank does) and move in. Simple. Who ever thought you could buy a house like you were shopping in a catalog? Oh ya, sears had been doing it for years. I guess this is a spin off of that.

Spanish Mortgages

Mortgages in Spain
How to get a home loan for Spain

Mortgages or home loans (hipotecas) are available from most Spanish banks (for residents and non-residents), foreign banks in Spain, and overseas and offshore banks. In recent years, Spanish and foreign lenders have arranged a record number of spanish mortgages, the average amount borrowed being around 250000

The amount you can borrow depends on various factors such as your income, trade or profession, whether you’re an employee or self-employed, and whether you’re married, and if so, whether your partner works. Lenders may also have a maximum lending limit based on a percentage of your income, but this isn’t required by law.

Most banks offer mortgages of up to 8 per cent, although non-residents can usually borrow a maximum of 60 per cent only. To obtain a mortgage from a Spanish bank, you must usually provide proof of your monthly income and major outgoings (e.g. loans or commitments). There are no self-assessment mortgages such as in the UK and mortgages without proof of income (although advertised in the expatriate press) are difficult to find and virtually non-existent. If you want a Spanish mortgage to buy a property for commercial purposes, you must provide a detailed business plan in Spanish. Note that a mortgage can be assumed by the new owner (called subrogación) when a property is sold, which is a common practice in Spain.

How To Make A Fortune Promoting Other People’s Products

April 23, 2009 by · 5 Comments

By Jimmy D. Brown of “Affiliatenaire”

There must be a reason why some affiliates succeed and some fail, a reason why some affiliates profit moderately and some affiliates profit substantially.

There must be a reason.

There is.

And that reason is this:  “super” affiliates start, sustain and strengthen relationships with subscribers.

It begins and ends with a list.  Even a small one can be a powerful, profitable mechanism if you follow these 7 guidelines…

1. CAPTURE THE OPTIN FIRST.

Instead of sending traffic directly to your affiliate link, send them to YOUR site where you offer some kind of list for them to join.  (Hint:  Mini-course works best)  Once you have them on a list, they become an asset.  If you send them directly to an affiliate page and they don’t buy,  they’re gone forever. On your list, you can follow-up  with them indefinitely.

Note:  You can even redirect them to your affiliate link AFTER they join your list, effectively getting them there you wanted them to go in the first place.

2. DIFFERENTIATE THE OFFER.

Instead of sending out the same, tired, lame advertisement that every other affiliate in the world sends out, write your own. Trust me when I say that many people find it  OFFENSIVE when they receive two dozens duplicate emails from two dozen list owners all promoting the exact same thing in the exact same way. And even if they don’t find it offensive, it’s not as effective if you simply rinse and repeat what everyone else is doing.

Hint:  Here’s how you differentiate…

3. SPEAK FROM EXPERIENCE.

Nothing – nothing – nothing speaks louder than RESULTS.  If you want to lose a few pounds, who do you turn to?  Someone  who is still struggling with their own weight or someone you’ve seen drop 35 pounds?  Exactly.

The way you make your mailings / ads different is you speak from your own personal experience.  This product or service that you are promoting as an affiliate, how has it been useful to you personally?  What results have you personally achieved? When you used it, what happened?

Note:  If you haven’t personally used the product, then shame on you for trying to make a quick buck from it hocking it to others!

4. OFFER A COMPELLING INCENTIVE.

Another way to be different – and to dramatically increase your chances of getting a sale as an affiliate – is to offer some kind of compelling incentive if someone buys the offer through YOUR referral link.  Whether it’s a special report or access to an audio recording, personalized consultation or advertising, a private training call or existing products and services, this can be a highly effective method of converting fence-setters into paying customers.

In order for it to work well, it must be UNIQUE (I.E.  You’re the only one making the offer) and USEFUL (I.E.  Something of great perceived value to the reader).

Note:  Don’t have anything to offer?  Don’t worry!  There are many ways to easily obtain extra incentives:  conduct an interview, hire a ghostwriter to create articles / reports for you, buy reprint rights to other products, assemble a bunch of free articles and other resources into a private access site, etc.

5. LOOK FOR RESIDUAL OPPORTUNITIES.

Rather than exhaust your efforts on purchases that give you a one-time commission, why not make the most of your marketing by looking firstly for offers that pay out ONGOING monthly commissions for your referred sales?

There are many different residual income generating services such as membership sites (ranging from PT Cruisers to weight loss), stock photos and clipart, hosting, autoresponders, databases (from hiking trails to sermon outlines) online magazines and a variety of other subscription based opportunities that reward you with monthly recurring commissions.

While you definitely want a mix of types of affiliate programs to promote, your priority should be in identifying and promoting those services and programs that will pay you month after month, instead of only one time.

6. BUILD A SALES ARMY.

One of the biggest untapped sources of income in any list is that of “turning subscribers into partners”.  In other words, find those on your list who are interested in making money and provide them with training and materials to promote affiliate programs as well.

This has a two-fold advantage for YOU:

* First, if you find 2-tier affiliate programs, you can get your subscribers to join the program through your referral. Anytime they get a sale, you’ll earn a commission as well. You effectively get free commissions from their effort.

* Secondly, you can use their efforts to build your own assets. For example:  If you provide them with a 10-page report to give away to promote their affiliate link, you can include a page in the report promoting YOUR list!  You effectively get free subscribers from their effort.

7. MONETIZE FOR MULTIPLE STREAMS.

As your own list continues to grow, you certainly want to diversify in your offerings.  (Not to the point of bombarding your list with offers every day of course!)

* Promote other affiliate programs.
* Create your own products.
  (Even short $10 reports will earn profit!)
* Establish joint ventures.
* Co-author products.
* Cross promote.
* Conduct surveys.

There are MANY ways to make money from you list and keep your list growing, growing, growing!

Remember, it all comes down to:  starting, sustaining and strengthening relationships with subscribers.

And that’s how you make a fortune as an affiliate promoting other people’s products.

Loan Modification – How To Avoid Foreclosing On Your Home

March 24, 2009 by · 5 Comments

We have a terrible problem in the housing market, which affects thirty million home owners in America. Increasing numbers of people are losing their jobs, or having their salaries reduced. Increasing numbers of people are falling in arrears with their mortgage, credit cards or car payments. These homeowners are in real danger of defaulting on their mortgage and seeing their house go into foreclosure. But there is an answer, and many people aren’t even aware of this solution: it’s known as loan modification – sometimes called loan mod.

Loan modification doesn’t involve refinancing, so there is no credit check needed. It doesn’t involve debt consolidation. It is renegotiating the existing loan to affect a lessening in interest rate and, under special circumstances, a reduction in loan principal as well. And there is no extending the term of the loan. A new, lower, monthly payment is arrived at which is sustainable to the homeowner. Loan modification is a true win win for all parties. For the home-owner it can mean the difference between losing and keeping their house. As for the banks, it might mean no less than the difference between folding and staying solvent.

There is no reason why home owners cannot arrange their own mortgage loan modification by contacting the loss mitigation department at their bank. But it seriously is not recommended – the banks will often offer only a slight lessening in interest, or no reduction at all. It’s far better to employ the services of an experienced loan modification firm, which uses its own team of dedicated loan modification attorneys, who do nothing other than talk with banks all day long and have the knowledge and experience to achieve a significant lowering. Doing it alone is like representing one self in a court of law – seriously unadvisable. A good mortgage loan modification company can achieve a 30 – 50% reduction in interest rate without extending the term of the loan. It is well worth the fee they may charge to achieve this.

Valentines Gifts may not be Shades of Pink Much Longer

March 19, 2009 by · 11 Comments

Valentines gifts are for those who want to express their love and adoration. Even if it means getting older, gifts are still cherished by all people. Valentines gifts are most often given to women as women most often receive these gifts from romantic partners. Valentines gifts are usually candy or flowers but can also be sheepskins as well.

Valentines gifts are first on the list …magnets, vases, picture frames…anything for that special someone in your life. Valentines Gifts are most important to express your heartfelt feelings and to make your day memorable in its way. Valentines gifts are, generally, associated with romantic gifts, but can also be a little off the wall such as a set of chinese clothing.

Men usually (well hopefully) shower their women with jewelry, chocolates and flowers. Valentines day is a great day to show her how special she really is to you. You can go all out with very creative ideas and allow her to see a different side of you. Valentines Day is approaching and the passionate lovers aspire to cherish every moment of it. The prime concern of the lovers during that day is how to flaunt their beloved.

Valentines Day is the last big holiday of the year as there is a little bit of a stretch until the next holiday, which is St. Patricks Day. Valentines Day is not just for couples anymore! Valentines day is for everyone that loves someone and can be celebrated by passing around flower gift baskets. Valentines day is for wives, girl friends and sometimes your mistress. Besides a wife and girls and their families that are loved dearly, there is one other thing that a wife accuses the opposite of taking her place.

Valentines Day is right around the corner, but we all know that the heart can be a year round symbol, right? So let’s ditch the Valentine’s Day theme and just go for what really matters, the edible heart shaped food. Valentines Day is set aside to celebrate love. There’s love and romance in the air.

Valentines Day is the perfect time to get creative with gift options and most people agree that it’s the thought that counts. Who wouldn’t love to ignite or rekindle sparks this year without having to break the bank??

Valentines Day is not just for Lovers – It’s a wonderful opportunity for you to express yourself to all the people you love. It doesn’t really matter who it is you send a valentine card or gift to. Valentines Day is just around the corner and even though the colors are generally red or pink, make this Valentines a shade of green.

For your loved ones this Valentines Day think organic, sustainable, Eco-friendly and green. Green and Clean Mom wants to arm you with plenty of ideas to help make this holiday more than just a Hallmark holiday for your loved one. Valentines Day is big business and as such has the potential to have substantial impact on the environment. For example, the one billion cards laid end to end would stretch around the world 5 times!

Tissa Godavitarne and GDI is a Win Win Combination

February 21, 2009 by · 1 Comment

You have probably heard or Tissa Godavitarne and his Affiliatize Program and may be wondering if this is a legitimate program to start a business with. I know that I had the same thoughts about his program as well.

I have been in and out of different online businesses for the last three years and have grown weary of most of them. When I stumbled across this one through a recommendation of a friend I thought it sounded too good to be true. So I started slowly and found out it is as good as the promises say it is.

You don’t have to spend a lot of money and time to make this program work; in fact, Tissa Godavitarne will set you up for free and give you a month of advertising without cost just to see the potential in making money. The only thing you would have to provide is a domain name and a hosting account. Of course with Tissa’s Afffiliatize Program you have been given three ways you can choose. Either to put your web page on your own existing hosting account or pay for a hosting account that he provides you with and the third choose is the GDI plan.

Another great money making potential is in having an account with GDI [Global Domains International] which after the free trial is ten dollars a month that won’t break the bank. For the ten dollars a month you receive free hosting and a free domain name. Take a look at what your potential could be with this plan like if you introduce a couple of new recruits then your hosting and domain name are free. Of course, there is a lot more you can achieve with GDI as Tissa has but that is not the scope of this short post.

No matter how you look at it Tissa Godavitarne and GDI is a win win situation for you and your future business.
