When there are a great number of people wanting to sell their stock and very few wanting to buy it the price of the stock will go down a lot. When that happens to a lot of companies stocks at the same time and continues over a period of time that can be referred to as a crash. There are a lot of things that can cause people to want to sell their stock. As an example if pharmaceutical company finds out that one of their most important drugs is found to cause major side effects or death, it means that the drug will be pulled off the market, they will be out all of the millions of dollars that it cost them to develop it, and they will probably be looking at law suits. News like this will cause people to want to unload that companies stock causing the price of the stock to plummet. Sometimes bad news has a domino effect on the stock of companies that don't initially appear to be related. Sometimes people start panicking and will just sell to try to limit their losses.

Stocks go up and down in value depending on how many want to buy the stock versus how many want to sell it. More specifically, the crucial element in selling your home now will be pricing. You want to position your home with the market, or behind the market. If you are priced ahead of the market you will be faced with long market times as you wait for the market to bounce back and catch up with your listing price. Staging can certainly help, but it will not sell an overpriced home in this market.

In theory, if you are buying up, meaning moving from a lower price point to a higher one, the equity you gain in the larger home should more than make up for what you lost in your sale as the market recovers.

More specifically, the crucial element in selling your home now will be pricing.
