Pacific Medical Buildings – Medical Building Development

Once the development concept and site plans have been completed and agreed upon by the Hospital, finances arranged, and the development agreement and property leases are signed off, Pacific Medical Buildings will conduct the following tasks to initiate construction of the medical buildings:

  1. Oversee project architect in design of the building
  2. Obtain required land use approvals
  3. Lease space to physicians
  4. Custom design all tenant suites
  5. Obtain debt and equity financing for the projects
  6. Prepare comprehensive construction documents
  7. Oversee and supervise the contractor during construction
  8. Apply for and obtain all necessary building permits

After the building is completed, Pacific coordinates the tenants’ move-in process. Pacific is the general partner of the ownership group and is property manager of the building.

Pacific Medical Buildings focuses attention to each building’s appearance and layout such that their medical building development will enhance the existing hospital campus architecture. Our medical office suites are not only attractive in appearance but are equally functional, efficient and cost-effective. Pacific Medical Buildings will usually specify steel construction using long spans in order to minimize interior columns as this provides grater flexibility in the planning of suites and layout. State-of-the-art, multi-zone heating, ventilation, and air conditioning systems allow individual suites to control their comfort levels. Sound proofing partitions, doors and ceilings are employed to maximize the patient’s privacy. Because Pacific Medical Buildings normally owns the facilities, building quality and durability, low maintenance and the flexibility for hospital remodeling are emphasized.

    You might be right, and I don’t know a lot about real estate, but if what you’re saying is right I’m wondering why they would spend so much on establishing a brand, and marketing their properties. Some of the properties they own in large urban centres may have the expectation of gentrification, but so many of their properties aren’t in areas like these. In any case, I think it goes without saying that their long term intentions doesn’t override their short term responsibilities as landlords.

    The bag is Con Eds. they ripped up the sidewalk about 1.5 – 2 weeks ago. seems they finished the work and left the concrete and other debris in the bags and probably wont come back for it. If anyone wants to call 311, please be my guest. You can also call the property manager for the building which the trash resides. They have a contract with Con Ed for those vents below. (646) 778.3204 (or is it 3206). Ask for the property manager.

    Designing a reversable heat pump (what you describe) is a lot more difficult that you might think. The concept is easy, but to put it into practical application is difficult.

    It would be much easier to have an A/C unit that is one-way (non reversable). That is — make it a chiller, only. For heat use an electrical heater and a fan to blow hot air into the chamber or heat exchanger (after the chiller is turned off).

    This is how most commercial environmental chambers work: chiller / heater.

    Well I'm no Architect, but a simple example of why symmetry is so important can be seen in an Arch. An arch is composed of a series of blocks shaped in a way to create a semi circle. Each block from each side of the arch has a perfect match on the other side. In addition, the keystone piece which is the single centermost piece distributes equal forces along both sides of the arches, insuring that the structure does not collapse when force is applied above the structure.

    The importance of symmetry is shown through this example as blocks must be nearly identical in shape and size in order to create the "perfect" or symmetrical half circle to hold up against the weight above the arch.
